In late 2010, EcoSpark Lighting conducted the largest in-suite lighting audit and retrofit project in a multi-residential building up to now.  The project saved the specific condominium 353.90 Demand KW, over $110,000/year. The condominium was also entitled to the largest rebate ever provided by Toronto Hydro for a condo-wide retrofit project to this date. 

The project demonstrated how you can get an “Owner” community engaged in reducing energy consumption.

We also identified a significant difference in the uptake of the in-suite lighting and retrofit project when the “Owner” was sub-metered and responsible to pay for the electricity they consumed, as opposed to an “Owner” who was not sub-metered, and who pays for electricity based on the square footage of their unit as a percentage of the overall building square footage. 

The Renter Conservation Engagement, takes lessons learned in the Condo market, and will validate whether  rental communities can be similarly engaged in an in-suite lighting audit and retrofit project, and to determine if the same uptake differences are seen whether each unit is sub-metered or not. 

With the support of the Condo board, who have responsibility for the common areas of a condominium, the method used was to go unit by unit and propose custom lighting solutions for each unit depending on their needs and wants.

The main goal is to bring the community together in reducing the amount of energy consumed by inefficient light bulbs while keeping the lighting pleasant and in keeping with aesthetic requirements..

We are proposing to see if a student community of renters at Centennial College, would be engaged in having an in-suite lighting upgrade,

a)      If there is no sub-metering in the unit, the cost of the lighting upgrade would be borne by the owner of the Student rental housing facility, since they gain the benefit of reduced electrical consumption and associated reduced electricity cost

b)      If there is sub-metering in the unit, the cost of the lighting upgrade would be borne by the renter of the individual Student rental housing unit, since they gain the benefit of reduced electrical consumption and associated reduced electricity cost

The overall goal, in either case is to reducing the amount of energy consumed, reduce the associated carbon footprint and lowering the electricity bill for the person who actually pays the electrical utility for it.

Emissions reduction potential: 

The engagement model, when deployed at a 500 unit condominium in Toronto, where each unit was sub-metered, saved 353.90 Demand KW, over $110,000/year and saw an 80% plus participation rate.

When changing light bulbs in a community-wide project, the reduction of kWh is extremely substantial, especially when the community participation is over 80 percent.

When a building is sub-metered it would be a direct business value for the unit owner to do anything to lower their electrical consumption for the purpose of saving them money. 

In a non sub-metered building, the community involvement is still very important because if each unit has their lighting changed it will affect the building’s operating cost which will in turn lower the common expense fees in the future. It is still up to the building owner to pass the benefits to the unit “owner”

In a Condominium with sub-meters we took on average a connected load of x and reduced it to y.

With the assumption that the lights are on for z hours a day, we saved the Condominium unit owner a significant amount of money on a yearly basis.

In a Condominium without sub-meters we took on average a connected load of x’ and reduced it to y’.

With the assumption that the lights are on z’ hours a day we saved the Condominium corporation a significant amount of money on a yearly basis, which will in turn trickle down to the unit owners.

The emission reduction potential in the rental market is expected to be in the same range, but they will be dependent on the exercises we choose to use and measured against the baseline we establish.

How will you ensure your project is self supporting within five years?: 

With the amount of electrical reduction and the money saved from it, communities will begin to see that this idea is crucial in all multi-residential buildings.

It will also ensure them that they are not using out of date lighting technologies that is costing them top dollar especially with the rising electricity costs. 

This is a very easy way of saving money and reducing their carbon footprint at the same time.

This project will definitely have a domino effect and as soon as a few communities get on board, every community will want to be a part of it.

How could this proposal be improved?: 

The model has a dependancy on students who go to Centennial College and the organization which deals with student residences at Centennial.

Would this model be applicable to engage Grade 8 students to look at the lighting in their own homes, and aggregate savings at a Class by Class basis?

This idea has already been carried out at one of the most notorious Condominiums in Toronto and was 100% successful.  The feedback that was given by the residents was so positive that it indicated to us that it would work in any community.  Besides, it is free for the unit renters!

I believe the project has great potential not only for the community itselg whose costs will be lowered but also for the envronment itself. Reducing consumption of electricity is not so easy for some people and takes time to adapt but this is an easy way people can adapat to using less electricity especially with a change of a light bulb!

How could this proposal be improved?: 

By giving out more information to the people in the community so they are clear of what the challenges might be and how the could be involved in helping out....

After reading this proposal, it can highly be said that a lot of energy can be saved by using efficiently the energy by means of tis proposal. the fact that facinates me is that the energy saved can be used for other productive purposes where really a lot of energy is needed. Another important thing is that it can be called a leverage or cost cutting factor as it would save lots of money as well.

How could this proposal be improved?: 

This proposal can be improved by showing up the community people the way to make correct choices in case of saving energy and in turn the environment. Marketing of this proposal in he public and in different organisations and also involving Non-Profit Oraganisations for the task can be very much helpful.

To add a data point to your efforts.. When I moved into my apartment, off campus I was told the electricity is not included in my rent. If it were, I would be paying $60 more.

With my apratment submetered, and now being responsible for my own electricity bill, I've become very focused on keeping the consumption down. all bulbs are CFL, I charge Laptop and Cell phone only when needed, and do fully charges when at university, and drawing on their electricity,

I've kept my utility bill to under $45 for each 2 month period. As far as I am concerned, I am ahead.

I really like this idea as the lighting was changed at my office a while back and I heard that the savings were really great and the amount of light there is now really makes a positive difference!  I can only imagine how much money and carbon emmissions would be saved if the renters of an entire apartment had all of their light bulbs changed!    Keep rocking!

I would like to know the marketing initiatives involved in engaging an entire apartment building.

In renter buildings with sub-meters, many renters already use energy-saving lighting since they see a huge reduction in their utility bills. For those who have not done so, there should be a campaign in the building to provide information on the benefits of using energy-saving lighting. A booth in the lobby area to hand out information flyers and even product samples can really help raise awareness on this issue.

In buildings with no sub-meters, it should be in the owner's/landlord's interests to use energy-saving lighting. The owner/landlord should invest in these lightings. Reaching out to these owners/landlords is necessary.

Need more focus on the business model.. who does it benefit?

In an apartment, if there is no sub-metering, what would make the tenant want to participate. There is no guarantee that if the tenants get together and reduce consumption, and help the aprtment owner drive the costs down, that those savings would go back to the tenant.

Will Centennial College student housing pass the savings back to the student, or keep the difference.

That is why sub-metering along with a clear rental reduction, when the individual electricity use is taken out of the rent, is critical

Aside from the obvious (the apartment owner benefiting), one of the benefits for the renter would be the ability to have their lighting customized: more/less lumens, different color temperatures, less heat generated and reducing their carbon footprint.  Light bulbs that burn out are not provided by apartment owners, so a chance at having a free upgrade would be at their convenience.  It would be up to the apartment owner if he/she would take into account the savings and use it to upgrade another part of the building or find a way to give back to the renters.

I am a renter and I think it would be great if someone were to run this project at my apartment. I would be totally in for it and i am sure my neighbours would be too.  I like the word Free!

How could this proposal be improved?: 

I’m excited to see so many entrepreneurial proposals on ClimateSpark.  I especially like the model of social ventures that can sustain themselves by creating their own revenue and be less dependent on grants or gifts.  

In my own experience starting and building several companies, I’ve often employed “bootstrapping” techniques so I’m not dependent on external capital (VCs, etc.).  One technique I’ve used successfully is to recruit one or more “lead customers” who pay me up-front for a service (e.g., consulting or something they need right away), which gives me the capital to build my product or capability for them.  The big advantages:  cash up-front (or early); a real customer to help make sure my design is something they’ll want to buy; and a great partner to test ideas with as I’m getting off the ground. 

What’s your bootstrapping strategy?  Have you tried to develop “lead customers” for your product or service?  Have you talked to potential customers ? What are you doing to get cashflow from them  early, so your idea can gain traction?

Anything to do with reduction of emmission from changing lighting is always an easy solutions.  I know from experience that the major electrical consumption from lighting in any given residential building comes from the units themselves not the common areas.  I think tackling the actual units is a great play and would yield cash savings and reductions of CO2 emmissions.   Which apartments would get on board? How would you choose which communities to engage? How long does the full process take? Who puts up all of the cash to get this going?

I am totally agree with you. Everything should be planned. Planning process will be important aspect of this project.

 

How could this proposal be improved?: 

All the renting apartment in Canada should be included in this. All NGO communities should engage in this. Initially it may take long time but once everybody knows the energy conservation importance everything will be allright. Government should take initiative to spend on these projects.

I think a problem is that renters are not in a given location long enough to determine the value of their changes and owners unfortunately do not pass on savings. Home owners, industry and commerce might be more beneficial.

That is a valid point.  However, the owner of the apartment would be incharge of making the arrangement and would only need the renters consent to allow it to take place in their unit.  This way the renter is taking part in the project at no cost to him/her and is helping reduce the entire buildings electrical consumption.

As a condo dweller I am aware of the discussions about whether we should move to smart meters in individual units.  Just by installing smarter thermostats in some units we've been able to reduce the overall energy consumption significantly.  I think it would be interesting to see if renters, who may feel that reductions in energy costs won't be passed on in reductions in rent, would participate. 

Engaging renters would be a communications challenge in getting them to see the benefits of participation - could be an interesting social media-focused challenge between two or three different residences if the program was to be expanded - or within a broader community.

How could this proposal be improved?: 

It would be interesting to approach a co-op or even Toronto Community Housing to try and develop a test project.  A communications initiative to guage interest might be a good first step.

I would also like to see the benefits /valuations in terms of approximate percentages per condo (instead of X, Y and Z) so that consumers can easily and immediate understand the value of the proposition for them.

I am totally agree with this that the developing country needs more energy as their technology is not so avnaced and if we can save energy, we will be on good side and green environment is also a demand of today

The proposal sounds like a great way to do something simple for the environment that is easily measurable. The condo precedent shows the benefit of retrofitting buildings both from an environmental an economic standpoint. However, I think there is one weakness. If student renters are ask to bear the costs of upgrades rather than the owners, they might not think it is worth it. While they will save money on their electricity bills, if they are only living in their place for a year or so, it may not pay off. 

Considering this program seems to be aimed at students, I'm not sure how inclined they would be to pay for the energy efficient light bulbs. However, I recently moved to a basement apartment that doesn't have electricitiy included in rent. Because of this, I've become much more concious of turning out lights when not in the room or not home.

This plan seems like it makes sense, I just question how effective it actually will be, especially in the student rental market.

I understand that obviously students would not want to pay for these "green light bulbs" since money is a big issue for them.  The good news is that they would not have to pay a penny for this service as it is free to them.  The person who is responsible for the cost is the owner of the property.  He will in turn get a rebate from the Government for the project and his/her operating costs each year will be decreased.

This sounds like a good idea but I believe that the benefits to renters need to be clearly stated. I get an immedate understanding that this initiative will help conserve energy however at whose expense? I also get the idea that the pilot group of students will become responsible for their energy consumption but how do the benefits of this approach compare to the prior benefits of not having to pay utility bills while studying?

I like this proposal because not only is it obviously a benefit for the environment but the cost benefit for the individual is clear. I also like how it is a condo community initiative that will raise awareness but also hopefully spread to other condo facilities. My only question and perhaps concern is whether there will be an initial cost to the residents/owners to begin implimenting this program?

I like this proposal because it's both useful and beneficial for both the environment and the people who this is directly effecting. I like that it directly effects a large student community, because they will be able to focus on one less thing while they're studying. I also appreciate how this initiative is not only environmentally and economically beneficial, but will be aesthetically pleasing for everyone affected. I just wonder if this will have as large an impact on the community as it may have on their wallets?

In this description are you saying that the student or the renter of the housing unit (depending if they were sub-metering or not sub-metering) would be responsible for the costs of the lighting upgrades? Would your prize money be able to fund this? If not how expensive is the project and approximately how much would the student or renter need to put down?

I like the idea of the project in all, the benefits for the environment are apparent. If this idea can take off in one student housing unit it may spread to other student units and eventually progress Canada-wide to regular appartment complexes decreasing our carbon footprint. Custom lighting solutions can take into account the individuality of each room (usually lit the same although different layouts exist) and can take into account the direction of the sun into the specific areas and therefore what the indivdual's needs are.

The idea can also spur competition which is great for creating change and could spur some social media coverage. An example of such a contest could be 'who can consume the least?' These contests could be held and judged by the renter of the housing unit over the course of the year (if there is no sub metering) since they’d benefit and could hold a slight cash reward from the savings incurred.

 

 

Overall, I think that this is a good proposal and obviously a move in a positive direction.  I feel that rental spaces without sub-meters probably generate a lot of waste, as people are not as conscious about their consumption.  Since they are paying a standard amount every month, leaving an extra light on when its not necessary, does not effect them in any way.  Therefore, introducing sub-meters into all units would make people more aware because if they waste energy, it would come at their own expense.

Although I think this is a great idea and would positively impact the environment, I'm not sure how people in non-sub meter units would react.  You would have to give them examples (in dollar amounts) of how these changes would effect their bills every month so that they can assess how much of a difference they are facing.  Maybe more information could be provided as to what wastes the most energy, how you can reduce costs, etc.

 

I agree! I think this is a really good idea.  I think the point you made about units without a sub-meter probably generating more waste is probably true.  I think if you give someone the opportunity to easily make a positive change they will do it. I also liked the idea that this project still includes people's lighting preferences, which will make it even easier for people.  My only concern about this project is that it involves going into people's units and some people might find that to be an inconvenience, but hopefully that wouldn't deter people from participating.  

I understand the targeted purpose of this project is to show apartment owners how they would benefit fiscally from this initiative, but I'd be more interested to see the environmental savings this could produce. Energy usage aside, I'd be interested in emissions, carbon footprint ideas and whatnot, to give individual residents more PERSONAL incentive to reduce their usage.

Also, some energy efficiency in the rental units would need to be considered. The units would already need to be updated to be energy effective to retain heat in the winter, for example. No point in initiating a sub-metering in a building where one apartment is cold all the time due to location in the building and another is always warm.

Other concerns are more ideological. I currently live in a unit where it's an inclusive arrangement, but personally the way the housing market is, I would probably suffer from having sub-metered usage put on top of my living arrangements, because my apartment cost would stay the same but then I'd be paying on top of the current fees. Many apartment complexes don't take this into consideration, so while building owners may save money, renters may end up paying more in the long run for actually reducing their energy consumption.

The proposal has some valuable points.  Owners would be motivated to come on board because they would be saving money. A weakness in the proposal is the fact that the program is approaching student housing.  If they have to pay to upgrade the fixtures, they may not be motivated to pay into housing that they feel is not their home. Most student housing is rented only for the school year. The students may not feel connected enough pay for upgrades. Also, there may be a a couple of students in the unit, every student in the house will potentially have to agree to spend money on this cost, this could be problematic.

How could this proposal be improved?: 

If the owner is to receive the savings, there could be a sharing of the savings with the tenants (even just for the first year).

We definitely need more great ideas to help renters in Toronto get on board with conservation, so I applaud this effort. However, one of the requirements of Climate Spark is to be financially viable. The cost of the upgrade has been downloaded onto the program participant, but how will this project pay for itself (ie admin etc)? Will it continue to rely on grants?

A strategy for creating revenue to keep this project going would be great.

I think this proposal has effectively identified a problem, in that when people do not have to pay for their consumption, they are less likely to be conscious of their wastefulness. Also, when there is no way to gauge exactly how wasteful with electricity they have been, they may not even be aware of the immensity of their carbon footprint.

How could this proposal be improved?: 

However, targeting student housing is the WORST demographic, since students are already starved for money and time. Although it may save them money in the end, students might not have the initial payment available necessary to upgrade their lighting fixtures. Also, students move often so they would be less likely to invest in their living spaces. Perhaps targeting young professionals would be more successful.

I agree with the comment made above.  As a student I would be reluctant to invest what little money I have into something that may not benefit me in the long run.  During my undergrad I moved to different apartments year after year, I know many other students who did the same thing.  Therefore this would be better suited to young professionals, who are most likely buying or moving into somewhere for a longer period of time who would want to invest in their housing.  If sub-meters were installed into student housing, they would be more conscious about their electricity usage, especially if their lighting bills reflected their usage.

Today Ontario has embarked on an initiative that fosters the culture of going green. This project presents an opportunity for students and ordinary people to extend their social responsibility to the society. This project sends a clear message that you can save money on your electricity bill and promote sustainable environmental practices.

This project has the potential to create some great changes.  The research you've put forth shows some great benefits to the environment, and has the ability to create changes in attitudes and bahaviours.  When tenants are responsible for paying for their individual electricity usage, obviously they will be more careful about their consumption levels.  Additionally, if they are "green oriented" and are able to see their usage levels, they can make conscious decisions to change any bad habits they have been engaging in.

A concern comes with respect to having students pay for the upgrade.  Students are genreally on a pretty tight budget and to ask them to pay for a service in a location where they will stay only a few years at the most seems unrealistic.  Perhaps some way to fund this installation, even partially, would make this a more attractive proposal?

The benefits of this project are visible for both student renters and house owners...only consumed utilities are liable for payment and mostly proctection for the environment. I wonder what management strategy avails if the management team of condominiums decides to go ludacris about this idea especially in terms of its reputation?

How could this proposal be improved?: 

The student renter community represent a creative force that can influence this movement. The ideas needs to get to more students who shares similar views.

I think this is a great idea for condos and co-operatives. I'm not sure it would work as well in rental properties where the turnover rate tends to be high.

Do the lighting upgrades consist mainly the installation of energy-efficient light bulbs or are there other upgrades as well? I was just wondering how much the longer term benefits of the upgrades would rely on new tennants or owners continuing to buy and install energy efficient lightbulbs.

As a person who used to live in a building where there was a set maintenance fee regardless of how much electricity was used I am a little ashamed to admit that I used to leave on the lights all the time. I really didn't care about conserving energy or any of that. Having moved to a home I can see that a little effort to just reduce the amount of lights that are left on goes a long way. I think this idea is an excellent idea because even if it doesn't necessarily inspire change it will raise awareness that I myself didn't have. Overall I think that this is an excellent idea and deserves some further research to see how well it can be executed. 

Canada's immigration policy that accommodation refugees and provide homes for them especially in condos. These immigrants are up to millions and the consumption of energy is not measured because they pay a fixed utility.

With this idea that scrutinize the consumption of energy in different condo will not only affect the environment positively by saving energy and sustaining the human health but also generate income to the government.

As I said earlier this is a superb idea and it should be accepted because of the two way benefits it brings to human health and source of income to the government.

As someone who tries to be environmentally friendly, I like the idea of this program. It puts forward some interesting ideas about energy conservation and becoming more environmentally aware. In my experience with student living, students become extremely irresponsible for electricity usage while living in all-inclusive apartments. By having the sub-meters and keeping track of your energy usage, it is more likely that students will think about their energy consumption before leaving the lights on and computers running every day.

The only issue that I see with this program is that many students are not willing or interested in putting money towards their student accomodations. Students often do not have the funds available to contribute to such projects, even though they create long-term benfits. This project may be better geared towards an older demographic.

This project has a lot of positive attributes, top among them being the reality that saved energy can be reallocated elsewhere. The long term benefits of a project like this are clear, but not immediately appealing to some (see below), a situation I see as similar to that of buying a hybrid car.

How could this proposal be improved?: 

When considering buying a hybrid you know the long term benefits are huge, but the cost up front has detered me every time I've thought about buying a car. It's for this reason I see potential trouble with the chosen demographic of this project. Students are both transient and will often lack the cash required up front to make the necessary changes. Their invested interest in seeing these changes come to fruition will be significantly less than that of a long term tenant. They are likely a group that is more interested in these types of changes, but less likely to actually be able to carry them out.

The partnership has great - but time-limited - potential. I hope you can find a sustainabie strategy for this great idea.

What's the plan to support this project toward sustainability beyond the interest of the individual students involved - and where will the cash come from for administration?

Always the safe bet to change lighting. How will you get communities involved?

Social media can be very useful by sending out messages of how much energy and money we save.

For renters with sub-meters, the pros is a huge reduction in their utility bills and the cons is having to pay a little extra for energy-saving lighting (and other energy-saving household applicances such as washing machines).

For renters without sub-meters, i.e. they pay a flat rate no matter how much energy they use, the incentive to participate is not as high. The pros is often a sense of satisfaction in doing their part to protect the environment. For building without sub-meters, the landlord should invest in energy-saving lighting and appliances, and frequently reminder renters to conserve energy.

Given that the pilot is set for a college residence hall, how will this impact what students are paying monthly? Will students be charged a maximum rate (i.e. the current monthly rental fee) and then given cash back for participating in the program? Will it be mandatory for all residents to participate? 

I would be intested in seeing a communications plan for obtaining student buy-in and incentives offered to Centennial College residents. 

In my opinion it is this is a very attractive project. Small changes, in terms of habits usually can make a big difference! Moreover, it is not difficult to support this project. Anyone can do it, every day, regardless of age or location. And honestly, does it really hurt to shut off the light when it's bright outside?

A problems I might see is, that the Society has become used to the believe that we always have enough energy to satisfy their needs. Overcome our habits is the biggest hurdle ... the rest comes by itself!

In today's globalized world, there are hardly any physical boundary barriers left amongst nations. Most of us are marching towards becoming a global citizen. In this whole movement of being global citizens the major metropolitan cities play key role. Toronto is one of the hottest hubs of international immigrants. It's a city where most of us wish to spend substantial amount of time and thus are looking forward to owning a roof over our heads.

Whilst, I was researching on the residential sector. I realised that 'Hydro' was one of the major cost component which needs to be considered before investing on any property. I being an international student was not sure how the 'Hydro' system works in Canada. My further research got my head straight on the whole 'Hydro' issue. Even though, I had realised that 'Hydro' bill totally depends upon the usage, I still didn't want to take a chance and wanted to go ahead with the option which was inclusive of 'Hydro'. At that point had I known this simple yet vital fact that by using proper electrical one can make such a drastic change for not only to themselves but to others as well, I am sure I would have been at much ease.

As I mentioned, this information is of a great importance to almost everybody and this needs to be brought to the attention of most of the folks via various communication/mass media.

First and foremost this project needs to gain public attention. It needs better marketing, since it has a great impact on the society. This is a simple step towards the socio-economic stability. It definitely can bring a positive impact on the common households. It has to reach out to every nuke and corner of the society.

There are many strengths of the proposal. One of them is that the proposal is proposed by an educational institution because of which a major influence can be put on the corporate and social society. Thirdly, if by applying this proposal to one condo can save a lot of money and energy then what if it is applied to the condos whole over Toronto.

Talking about weakness of the proposal, the major one is the coverage area of the proposal. The proposal must have covered a larger area and even apartments must had been considered other than condos.

I think it is a good proposal. The use of energy consumption in Canada is very high, which is not good for the economy and the environment. However, we can reduce our energy consumption without reducing the quality of our life. We use too much energy (misuse) in our appartment because we do not need to pay extra money for that because energy bill is fixed. If we have to pay for extra money for extra energy consumption, we will be careful about energy consumption and reduce our energy use. I think it is a very rational assumption, and it will work very well if implemented.

The only way i see that this project should be adverstised and promoted to every group of people and not only to students. Also it should be explained in schools and colleges.

Its a great idea, I myself live in a rented condo apartment and I see how other condo people misuse the electricity and water supply.  Since, they are not charged as per consumption but as per flat rate they do not seek to save energy and water. Such a huge amount of wastage of energy leads to a greater demand for production increasing the cost of production. I believe that by individually charging condo and flat owner for consumption will drastically bring down the wastage of resources.  Similarly, outdated electical equipment should also be changed especially lighting in these buildings. Care should be taken that need based ligting arrangement should be installed and used. It is amazing to even imagine that what a great effect it can produce in the society.

This proposal is very interesting, especially the idea to compare how it works in units that have sub-metering or that do not have sub-metering. It think every single individual should start to save energy immediately and there are only some minor changes in behaviour necessary. People sometimes do not know how much energy they are wasting and how they can save energy. This is a great idea. It inspired tenant as well as home owner to save the energy. As I am living with my friend, when my friend bought house there was normal lights but after that we changed all lights with CFL, which consumes less energy and gives more light compare to normal lamps. Its life is also long than normal lamps. 

As we are using more eletricity, it requires more resources to produce it and by that way we using more resources for our present and we are not saving anything for our future generation. So, by saving energy we can provide brighter fututre to our next generation as it is first step.

This is a great proposal as we are new to the country and are looking for apartments and condos for rent, one of my friend rented an apartment and found that in his apartment electronics were left on by his friends as they were 5 people living together each one of them decided to take a charge daily that they will switch off all the unnecessary electronics before sleeping which saves energy and saves them money.

It is a great initiation and it can be very useful for Canada. Also, we can expand for the whole world!

If we save energy, we are saving money and also nature. However, people only care about something when they have to pay for something that they do not expect. As soon as people get charged, they will change their behaviour and the nature will thank humankind.  

How could this proposal be improved?: 

We can improve this project creating new strategies of constructions such as solar power, it could be adapted in new building. That will be charged during the day and during the night, the solar power will be spent by people. It is very complex and takes time. However, simple’s options can be done such as taking the TV and radios from the lift and limiting the time during the shower.

This is an excellent project which could be beneficial to every single person. It can result in saying money especially in this economic times. Just a small approach as changing light bulbs to energy saving bulbs can definately lead to more capital saved to do other things. Small habits can lead to great ultimate results. I was on a condomium board and we looked into converting to sub-metering, and I recall the costs we were quoted were just outrageous.  I have no doubt there's value in sub-metering - but how long would the return on investment take?

I have the same issue at my condo building. I can think of two things: (1) Have we explored all the options for converting? Can some other companies do this converting at a lower cost? If there is a demand, there must be a supply. And (2) We need to do it anyway, otherwise in the long run we end up paying too much for maintenance fees and hurting the environment a lot more. A study on "how long the return on investment would take" is needed so people can be better informed about our options.

Now a days most of the developed nations even developing countries trying to save resources. The concept of "go green" is the part of this subject.Due to heavy use of resources in all part of the word in the form of petrol, gas ,deseil etc., are getting dried up, we have to have the alternative of the natural resource in order to take our economy further.

Other part of this subject is that as we are getting out the natural resources out of the earth, which are really the mean of balancing our planet  more usage and consumption leads to the unbalancing of the earth and that is the reason the wheather is changing drasticaly and getting warmer and  warmer. Other thing is that due to unbalancing of the earth causing our planet more risk of earthquackes that is the study of the scientists.

In terms of the level of Simplicity, Innovation and Implementation, this idea has real good potential of making it big. Not to mention in the current trends of rising prices and limited options to cut costs, this concept will also prove to be a one of a kind effort, both at the Individual and the Community level. This model also shows ways as to how the benefits of low cost can be attained directly by the Owner (Sub-Metered), or passed on to him indirectly by the first receiver of such benefit (Owner of whole Premise - Non Sub-Metered). One major argument that strengthens this proposition is that the plan is Realistic in approach and the results (as proved by EcoSpark) will definitely be quantified.

As regards the weaknesses of this idea, the magnitude of enforcement or implementation would definitely vary (as and when the proposal is applied to a wider base, from Individual to Community). Pros:

This proposal benefits not only the environment but also the renters who rent the place with sub-meters. I myself is a renter of a condo with sub-meters, which means I have to pay the utility bills. This proposal is efficient for me because when I do something good to the environment, it also help me to pay less for the bills, even it cost a little to buy the energy-saving lighters.

Cons:

On the other hand, I don't think the ones who live with non-sub-meters are willing to do this. And even they will, the result will not as good as the ones who live with sub-meters.

First and foremost this proposal needs attention by everyone. The most important thing is to have solid marketing so that it reaches out to evryone. Another suggestion that can help to improve this project that the rentals buildings being contructed in the future should be contacted by the Toronto Hydro Board and sub-metered before leasing the condo for rent so that the management can avoid facing neglegance from customer to change to sub-metring later.

The implementation of this proposal should be simpler and quicker. It should not bring about any difference in the lifestyle of the people. There should not be any hidden or major cost involved in the implementation.

As for example, the proposal is implemented in the centennial college residence, it would lead to some troubles to the students. Is is because at each step they may attempt to reduce the energy consumption to reduce the cost. But there should be some sort of flexibility in the idea: the renters (here students) should be allowed the energy consumption upto some extent the coat of which to be included in the rent( payable by the owner). Consumption exceeding the specific limit should be charged froem the renters(here students). This will lead to the limited and that too only the necessary consumption of the energy.

The fair side of the idea is more applicable to rental appartments as there is more consumption of the electricity than in the students' residence. The idea will definitely work here as the renters would no longer use the electricity recklessly and limit their consumption to meet the necessity. It is because the students have comparatively less consumption as they don't have the home electronic appliances as the renters in the apartments have.

So my point here is to be a bit flexible for the students as they most of the time use the electricity for some productive work(studies). The students should be made aware of the preservation of the energy which will lead to a favourable contribution to ultimate goal of energy conservation and environment protection.

The proposal could be improved by broadening the concept to other energy consumptions or other factors that have direct or indirect impact on the environment rather than an electricity alone. This could have some impacts on the daily activities of the students or the people at large.

As stated in the proposal the electricity consumption has experienced a great change. Unlike the house owners people living in rental condos do not have to care about the consumption of electricity as the usage is included in the rent amount. The weakness of this project can be the reluctancy of some tenants as submetring may increase their expenses. As far as participating in this cause I will personally try to aware the persons who are approachable by me. We all know somehow we waste electricity in our daily routine. A little saving by everyone can save a huge amount of electricity.

A lot of individuals think that they cannot bring changes if will put their small peaces in the program of environmentally friendly life, but its time to change mind. I saw on my own and my friends example that when we do not pay for my hydro separately, no one care home much electricity they spend. Money is one of the biggest stimulator, if person will see how much he pays, he will spend energy much more carefully.

In my opinion it will be good if instead of electric (hydro) counter, people will have in their place small counter that shows how much hydro they already used in dollars, because it difficult always multiply spent on coast of energy and not every one do it. When people will have on their kitchen or somewhere inside the house this counter, they can reduce their electricity consumption if they see for example that they are reaching amount of $100 etc.

I think this is something which is worth admirable. This is a wonderful project  which aims at  optimum utilisation of resources  by cutting down the cost and other varied factors. The present situtaion being faced by the world is the increasing demand of energy and depreciating sources of energy. Such a situation can only be handled by the effective utilization of resources. Moreover, "energy saving is energy producing" thus this proposal in itself is a golden one.  This proposal gives us an idea to save energy from small things like "submetering the bills", which will not only save electric energy but will also be good for individual's pockets.

The idea of sub-metring will lead to the sense of responsibility on the individual rentals and make them think about that the limited use of lighting as per the need can be so beneficial as it not only save their money but also leave a lot for our future generations. As today, we have seen that the resources whether they are renewable or non-renewable are very over-used due to unlimited demands of today's generation, which not only effects the environment very badly but also leave very little for our next generations. I think this is a very good proposal .Saving energy is a must in today’s world specially where there are unlimited wants and very less resources to produce them. It’s been two months I have been in Canada and I saw a huge difference in the consumption of energy of a Canadian family in terms of an Indian Family .I live in an apartment with a Canadian family where I always see the misuse of electricity, simple example is the Living room and dining room lights. They are always turned on, no matter if there is no one in that area. Whereas in India , the electricity bills are charged as per the consumptions so people usually tries to reduce their consumption. Moreover in rural areas many times there are load shedding do to which family’s without electricity for hours, to resolve this problem they have started using solar panels for their basic utilities.

The reality is that every time I leave my place, I leave the lights on because I think it is energy-saving. But in fact, in those months, my electricity bills go up instead.

 

So the real issue beyond persuading residences to installing the new technology is that how to change their perspective of environment protection and electricity conservation. When we set up a booth to display the new lighting, we need to have flyers with information about the consciousness of the right way of saving energy.

The weakness of this proposal is lacking of detailed breakdown action plans.  The idea is brilliant because its feasibility is obvious. But we have to make the actions more clear for any stakeholders. For example, we need someone to build booths in communities to marketing our idea. Who will that someone be? Are all the workers of our proposal volunteers? If so, I doubt that this project could last five years long.

 

Another weakness is that the future of the project is vogue because it has zero motivation for the proposer. Yes, it will lead millions of benefit to the condo residences whether they have sub-metering in the units or not. But I have not seen any potential economic incentives for the College who are conducting the project.

 

 

This is an excellent proposal ever I read. My Aunt own a furniture shop and in the shop she is installing CFL bulbs which will save energy and plus it is working as a spotlight on furniture so that people get attracted to it. She is benefiting both ways.

Looking forward for this project, I guess it remains to be the very effective measure to be taken up to save energy, the concept of energy saving in North America is not new but to my surprise has not been that successful, and as the matter of fact, if each house saves a single unit per day then North America will be the net exporter of energy rather than being the net importer.

So this concept as other must create the full awareness just not for us but for the coming generation and to attain sustainable development.

I believe the government should also create awareness by providing an rebate to the cosumers. The energy providing companies (ie Direct Energy) should show send newsletter to consumers stating how much they could have saved if they had energy saving technology in their unit/house. Independent comparisons should be made to show consumers how much they can save with energy efficient technology and these comparisons should be send in the newspapers, magazines, flyers, etc. Officials/individuals in high post such as govt officials, mayors, celebrities and other professionals should be approached regarding this issue and we should also ask them to talk about energy efficient technology since consumers would be interested in what the high officials have to say; this idea is more like an advertising approach where you have a celebrity talk about a product and we buy the product since we see our favorite celebrity talk about it. Finally, awareness is best approach in improving this proposal.

Looking forward for this project, I guess it remains to be the very effective measure to be taken up to save energy, the concept of energy saving in North America is not new but to my surprise has not been that successful, and as the matter of fact, if each house saves a single unit per day then North America will be the net exporter of energy rather than being the net importer.

So this concept as other must create the full awareness just not for us but for the coming generation and to attain sustainable development.

This concept is really impressive and to my knowledge is a new concept and will and must reach success...Good Luck!!

For such a proposal to reach success it must reach masses.

  • Must have campaigns in college, universities and must distribute free merchandise which intern will help in spreading a word.
  • Use of social media, such as LinkedIn, Facebook, and Twitter could help in reaching masses.
  • Distribution of fliers 
  • Arranging an event to spread awareness 
  • Posters on major intersections
  • Text messaging and emails can be used to spread awareness

Projects like this are made successful with the word of mouth so....Number of people know will more the energy saved..

This is a vey good idea.devolpemnet should be done keeping in mind the prospects of future generationsmore and more people will be aware about to conserve energy and will be benifical for us in all the ways.

More of the information should be given about energy saving and paticipation of the students  is  mojor requirment.more and more innovations should be made  and non-profit organizations should also participate.

I really admire people that try and spark change by dealing with students as they have the drive to really make a difference.

This is a excellent idea and i am not surprise to see the financial implications. This will always motivate the home owners who pay lots of electricity bills and the condo owners enjoys these things. 

 

The Weakness is the awareness in the people. This proposal should have more emphasis on the awareness in aparement renters to save electricity. 

How could this proposal be improved?: 

The Proposal can have some comparision between the electricty consuption in homes and codos. Both the condo owners and the home owners should brought to a group discussion so that both of them can know where we can improve and save.  We must know that sustainablity is the demand of time.
